Documentation

To carry out the project development, it will be necessary to study the regulations, a geotechnical study and a topographic study*, to prepare the following technical documentation for the Preliminary Project, Basic Project and for the Execution Project:

  • REPORT: (building agents, demolition procedure report, descriptive report, quality report, CTE justification report, compliance with urban planning regulations, waste management, tree study, quality control, report and calculation of installations…).
  • PLANS: Location and site plans, demolition plans, plan for compliance with urban planning regulations, occupancy and buildability, roof plan, plans of the different distribution and dimensioned floors, finishing plans, plans and details of carpentry, structural plans, installation plans, urbanization plans.
  • TECHNICAL AND ADMINISTRATIVE SPECIFICATIONS
  • MEASUREMENTS AND BUDGETS
  • HEALTH AND SAFETY STUDY: Report, Plans, Specifications, Measurements and Budget.
  • COMPLEMENTS: EXTERIOR DESIGN (gardening and urbanization), detail plans, 3D of the exterior and interior model. Detailed infographics with interior and exterior material finishes.
  • FINAL WORK DOCUMENTATION: Final plans of the constructed work, Building Book, User and Maintenance Manual, quality control documentation, Order Book, Health and Safety Visit Book, Work reception, Final Work Certificate.

*The topographic and geotechnical study is included in these fees.

Budget

The professional fees for the BASIC PROJECT AND EXECUTION PROJECT, WORK MANAGEMENT AND HEALTH AND SAFETY FOR SINGLE-FAMILY HOUSING are stipulated under a service lease regime, with strict adherence to the COAM Code of Ethics and the client fully assuming the remuneration of the professional fees corresponding to the service provided. The total amount budgeted is the basic remuneration for the commissioned service and does not include other professional services that may arise from the initially commissioned one or any incidents or appeals that may arise, even within the first instance.
